I am writing to thank your agency for the courtesy and respect extended towards me and my family throughout our recent sales campaign and for the professional conduct which resulted in the successful sale of my home. In particular, I wish to commend Lorraine Verdaasdonk who managed our sale, because her frankness and honesty helped us to be calm throughout. I am pleased to take this opportunity to record my story and hope that it can be used as a testiominal for others confronting a decision to sell.
I was aware of the rising property prices in Glen Waverley and had decided to have my property valued. Fortunately for me, representatives from your agency were door knocking Waverley Road at the time. An appointment was promptly made for Lorraine to appraise the unit which she did effectively. She came prepared with a printed sales history of relevant properties in the area and used it to justify her valuation. A detailed explanation of the selling method you employ was given and I was clear that I would not be expected to pay for advertising and that commision would not be payable below a stated selling price. She did not pressure me to make any decision on the spot and was positive when I suggested that I would like to interview an agency employing more traditional selling methods. When the representative of the alternative agency came, he valued my property at about $20,000 less than Lorraine and again used recent sales to justify it. He had no printed material with him and in fact was quoting the same sales that Lorraine had used but about $20,000 below the figures recorded on the material she had left with me. I felt that I was being conditioned for a lower expectation. He was also clear that around $2,500 would be charged to me for advertising and he strongly recommended advertised open for inspection times culmination in an auction or sale by set date. In the end my decision to go with Waverley City First National was easy.
At our second meeting Lorraine discussed preparation with me. She gave me advice about clean, honest presentation and made a few suggestions regarding minor blemishes which could be remedied before potential buyers came through. At no time did she suggest brewing coffee, bread making, expensive flowers or other money and time consuming ideas. She did invite me to proof read the blurb she had written and willingly made the minor adjustments I suggested. The photos were excellent and family and friends who knew the propery were very complimentary about the brochure. We discussed commission and eventually agreed to a frmula which was acceptable to both sides. The feeling of being part of the team that I had already begun to develop was nurtured by her inclusive approach and I was suprised by how calm I was throughout what could have been a very anxious time.
The day after your visit potential buyers came in response to calls they received from your agents and the following morning my home was displayed on the internet. There were not a large number of inspections. In fact one of the buyers who came on the first evening returned the next day and when Lorriane realised that the local primary school was important to them, she took them down to meet the principal. They were the eventual buyers and I know from a telephone converstaion held with them in my presence, that they were as delighted with their purchase as I was with my sale. The property had been on the market for less than one week and was sold above the asking price.
I am really grateful for the way Lorraine conducted the sale. The fact that both buyer and seller emerged from the experience feeling positive is testament to her effective communication and negotiation skill. I would recommend her to anyone wanting to sell.

We met Lorraine Verdaasdonk when this lady was canvassing a property she had just listed by door knocking the area advising people of the listing rather than using flyers. At this stage we were considering selling our property and not being very impressed by two other agents.
